Quick Answer
You pay Buyer’s Stamp Duty in bands, plus any Additional Buyer’s Stamp Duty that applies to you and the number of homes you own. A Singapore Citizen buying a S$1.5 million second home pays S$344,600 in BSD and ABSD in this model, before any remission. That is S$44,600 of BSD plus S$300,000 of ABSD.
The Useful Number: A Singapore Citizen buying a S$1.5 million second home pays S$344,600 in BSD and ABSD in this model, before any remission.
How Are BSD And ABSD Calculated Differently?
Buyer’s Stamp Duty (BSD) is charged in bands: each slice of the price has its own rate. Additional Buyer’s Stamp Duty (ABSD) depends on who you are and how many homes you already own. In this calculator, both are charged on the higher of the purchase price and market value.
Enter the number of Singapore residential properties you own before this purchase. The calculator covers simple cases for individual buyers, not every way of owning property.
How Much Stamp Duty Is Payable On A S$1.5 Million Second Home?
Say you are a Singapore Citizen buying alone, and you already own one residential property. The price and market value are both S$1.5 million, and no remission (duty waiver) applies.
BSD is 1% on the first S$180,000, 2% on the next S$180,000, 3% on the next S$640,000 and 4% on the remaining S$500,000: S$44,600 in total. ABSD is 20% of the full dutiable value (the value duty is charged on), or S$300,000. Combined duty is S$344,600.
- First S$180,000 At 1%: S$1,800
- Next S$180,000 At 2%: S$3,600
- Next S$640,000 At 3%: S$19,200
- Remaining S$500,000 At 4%: S$20,000
- Total BSD: S$44,600

How Do Ownership And Timing Change The Duty?
A Singapore Citizen buying a first home would pay the same BSD but no ABSD in this model. Buying jointly with a first-time buyer may not give the same result. Joint ownership, part shares, trusts, treaty treatment and remissions for married couples each need their own check.
Do not assume you will get an ABSD refund if you sell later. Check eligibility, conditions and deadlines with IRAS or your conveyancing lawyer.
How Does Duty Fit Into The Upfront Plan?
Add the duty to your downpayment and other buying costs. The calculator does not decide when you need the cash, whether you can use CPF or whether you can be reimbursed later.
Check the loan separately with the TDSR & MSR Borrowing Calculator. A loan you can repay does not cover all the cash you need to complete.
