What This Estimate Assumes
Estimate only. Assumes you sell at market value and the sale completes before you buy. Amounts are for the whole household. The loan is repaid first, then CPF is refunded. Selling costs are paid in cash after the refund; they don’t reduce it. A CPF refund shortfall is not automatically a cash top-up at market value. If you sell below market value, get CPF or lawyer advice. From age 55, refunds may go to your RA (Retirement Account) first. So enter the refund you can’t use for housing, and only OA you can use. The next bank loan is the lower of the LTV (loan-to-value) limit and what TDSR (and MSR for an HDB flat) allows, tested at your rate or 4%, whichever is higher. The LTV limit is 75% with 5% minimum cash. It drops to 55% with 10% minimum cash if the loan runs past age 65, or over 30 years (25 for an HDB flat). We shorten the tenure so the loan ends by 75, a common bank limit. Assumes no other housing loan and a valuation at least the price. BSD (Buyer’s Stamp Duty) is included. Assumes Singapore Citizens, so no ABSD (Additional Buyer’s Stamp Duty) once you have sold. Other buying costs are paid in cash. ABSD for PRs or foreigners, resale levy, subsidy recovery, SSD (Seller’s Stamp Duty), fees and renovation are not worked out for you. Add any that apply as cash costs and check them separately. Confirm sale and CPF release timing and MOP eligibility with HDB, CPF and your lender.
