Your Plan

We assume you sell your current home before either new purchase completes. So each buyer owns no other Singapore home.

Can your sale money and savings cover both homes?

Each loan uses the buyer’s age, the tenure and their TDSR limit. This is not a bank’s approval. Check How Much Can I Borrow →

What This Estimate Assumes

Estimate only. Assumes each buyer buys one private home in their own name, after selling the current home. So each owns no other Singapore home: ABSD (Additional Buyer’s Stamp Duty) is 0% for a Citizen, 5% for a PR and 60% for a foreigner. Each loan is the lower of the LTV (loan-to-value) limit and what that buyer’s TDSR (debt repayment limit) allows, tested at your rate or 4%, whichever is higher. The LTV limit is 75%, or 55% if the loan runs past age 65 or over 30 years. We shorten the tenure so each loan ends by 75, a common bank limit. The CPF refund is already part of your sale money. Leaves out agent, legal and renovation costs, income haircuts and lender approval. Get legal and loan advice before changing who owns what or the order you sell and buy.

Before You Use This Number

When Is ABSD Zero?

When the current home is sold first and each buyer is a Singapore Citizen who then owns one new home alone. A PR pays 5% and a foreigner 60%. A different order or ownership setup can mean more ABSD.

Is The CPF Refund Extra Sale Money?

No. It is part of what’s left after the loan is repaid. We show it separately because it goes back to your CPF OA (Ordinary Account).
