What This Estimate Assumes

Rough estimate only. The headline budget = max loan + savings, before any grants, capped so the loan is at most 75% of the flat’s value (LTV, loan-to-value), or 55% for a bank loan over 25 years. HDB cut its own loan limit from 80% to 75% from 20 August 2024, so 75% applies to HDB and bank loans alike. We test the loan at 3% or more for HDB loans and 4% or more for bank loans. MSR (Mortgage Servicing Ratio) caps your monthly repayment at 30% of gross income for HDB flats and ECs. For bank loans, TDSR (Total Debt Servicing Ratio, the cap on all loan repayments) also counts your other debts. Repayments use your rate. Your age, loan tenure and the flat’s remaining lease can cut what you can borrow. Possible grants are rough. They use HDB’s grant amounts and income ceilings, checked on 30 September 2026: EHG, EHG (Singles), CPF Housing Grant (Family or Singles), Proximity Housing Grant and Step-Up Grant. Each amount is the most you could get at your income. Resale Family Grant amounts are for two citizens (lower with a PR). Income alone does not make you eligible: citizenship, age, 12 months of work, property you own now or owned before, the remaining lease and other rules apply, and HDB decides. The budget including possible grants is a separate line and only holds if HDB approves every grant. For a resale flat, the headline also sets aside Buyer’s Stamp Duty on that price and any Cash-Over-Valuation (COV) you enter, because the loan is based on the lower of price and valuation and COV is paid in cash. Leaves out BTO income ceilings, BTO stamp duty, legal fees and other small costs, so keep some room below the headline. Check HDB’s official portal and your HFE letter before you decide.
